MUMBAI, MAHARASHTRA: In a significant development, Bollywood superstar Shah Rukh Khan is set to receive a refund of approximately Rs. 9 crores from the Maharashtra government.
This follows a miscalculation in the land conversion fee for his iconic Mumbai property, Mannat.

Shah Rukh Khan discovers overcharge on Mannat’s land conversion fee
The issue first came to light in September 2022, when the actor discovered that the state authorities had mistakenly overcharged him for the conversion of leased land into freehold ownership.
Khan purchased the property, located in the upscale Bandra West locality and originally owned by Gujarati businessman Nariman Dubas, in 2001.
The actor and his wife, Gauri Khan, bought the sprawling six-storey mansion, originally named Villa Vienna, and later renamed it ‘Mannat’.

The name has since become synonymous with the Khan family’s legacy.
The mansion includes two living rooms connected by elevators, an entire floor dedicated to their children’s playroom, a library, a prayer room, a private bar, and even a mini home theatre.
Shah Rukh Khan and Gauri pay Rs. 27.5 crore conversion fee
The property has been valued at a staggering Rs. 200 crores today. In March 2019, Shah Rukh Khan and Gauri paid a 25% conversion fee of around Rs. 27.5 crore to the Maharashtra government.
This was in line with the state’s policy to convert leased land into freehold. However, they later discovered that the fee was based on the value of the mansion, not the land.
This error led to the Khans overpaying, a mistake that went unnoticed until September 2022.

Upon discovering the mistake, Gauri Khan submitted a petition to the Mumbai Suburban District Collector’s office for a refund. They forwarded the petition to the state government, which has now approved the refund.
Sources confirm that the excess payment of around Rs. 9 crore will soon be refunded to the actor. This comes after nearly two years of legal proceedings as the Khans navigated the bureaucratic process.
Mannat has long been a symbol of Shah Rukh Khan’s success. He first spotted the property in 1997 while filming Yes Boss and immediately fell in love with its architecture and views.
The building, designed by Gauri, showcases the couple’s taste for fine art, including works by M.F. Hussain and a collection of antiques.
On the professional front, Shah Rukh Khan is working on his upcoming film King, which will also star his daughter, Suhana Khan. Fans are eagerly awaiting this exciting new chapter for the family.
